Although the home buying market is softening with a decline in transactions by 5.7% throughout the USA, new home developers are seeing a healthy tick in sales with a 15% increase reported since the beginning of the year. These stats come from the National Association of Realtors which continues to track the market.

Right over the hill from Incline Village, the new housing market is booming with more homes being built and lots becoming available to build a home, as this blog is published.

At Sun Bear Realty and Property Management in Incline Village and Crystal Bay, we follow the local market very closely and find our clients who cannot afford a home in Lake Tahoe are seeking more affordable territory just on the Eastern Side of the Sierra.

Some of our more popular choices within the Carson Valley area are noted below and are available for tours by our team with a pre-arranged appointment.

Clear Creek Tahoe

By far our favorite home developments in the region is Clear Creek Tahoe. Located a short, scenic drive from our real estate office in North Lake Tahoe, this Sierra-based golf community offers incredible views of the surrounding Carson Valley. Their website describes it best:

Now that people can work where they play, the demand for Clear Creek’s signature properties in our private, gated community is soaring —with over 282 homesites sold— with more than half in design and development. A number of finished residences are move-in ready. Now, we’re thrilled to release some of our most spectacular homesites — the Mountain Estates North — a select offering of homesites unique to Clear Creek, with sweeping vistas of the mountains. Homesites are spacious, and the real estate land plan is deliberately uncrowded to maximize views and privacy for our members as they craft their ultimate mountain getaways.

The Ridge at Valley Knolls

One of the newest home developments is underway just ten minutes from our state Capital. This brand-new neighborhood is one of the most scenic and convenient places to live - and comes with all those favorite Nevada state tax benefits. Here's how developer Jenauane Communities describes their new endeavor:

This luxury single-family neighborhood offers oversized homesites, modern architecture that blends seamlessly with the surrounding scenic hills, and upscale interiors from our award-winning design studio. Multiple parks, trails, retail conveniences – all within a five-minute drive away. Seven floorplans range from 1,739 – 3,035 square feet with multi-generational living options available.

The Village South

If you would rather investigate the purchase of a condominium, the Village South has some beautiful options starting around $400K. Established in yet another convenient location to all the amenities and recreation that make living in Carson an excellent choice, the school system, businesses, and arts and culture are just as impressive. Take a look at the builder's description:

Jenuane’s new luxury condominium community is ideally located in south Carson City near endless outdoor recreation including trail systems, golf, open spaces for off-road adventures, and just 10 minutes from Downtown. Floorplans offer a smart use of space and include garages. Amenities include a community center, gated dog park, kids play area, and RV storage. Four exterior elevations with different color schemes add to the appeal of this enclave of just 32 buildings.

That is just the start of homes, lots, and condominiums that are now for sale in Carson City. Watch our blog later this month as we showcase other options in the smaller communities of Dayton and Fernley, Nevada.
